A portable office cabin gives your team a warm, bright and secure workspace wherever the work is: on a construction site, at a factory, in a yard or alongside an existing building. Karmod builds every office cabin in its own factory from insulated sandwich panels on a galvanised steel frame, and delivers it pre-wired and ready to use within days. You buy it outright, so it stays with you from project to project.

What Is a Portable Office Cabin?

A portable office cabin, also called a site office or modular office, is a self-contained, factory-built workspace that is lifted onto site by crane and can be moved again when your project changes. Unlike a traditional building, it needs no on-site construction beyond a simple base, so you can have a fully working office in a fraction of the time. Our office cabins are built on the same construction as our insulated panel cabins and portable cabins, fitted out specifically for office use.

Office Cabin Types

  • Single site offices: compact 10 ft to 20 ft cabins for one to four people, with desks and power ready to go.
  • Office with meeting room: a larger cabin split by an internal partition into a private office and a meeting or plan room.
  • Linked office complexes: several cabins joined side by side to create open-plan offices, multiple rooms and reception areas.
  • Bespoke offices: your layout, with kitchenette, toilet, storage and your own branding.

Why Choose a Karmod Office Cabin?

As the manufacturer, we control every stage, from the steel frame to the final fit-out, so you deal with one company from quote to delivery. Each cabin is built to order in your choice of size and layout, then checked in our factory before it ships. Because there are no hire fees, the cabin becomes a long-term asset for your business, ready to be reused on your next site or kept as permanent extra office space.

Setting up a full site compound? Combine your office with site welfare cabins, a canteen cabin, toilet blocks and a security hut at the gate, all from one manufacturer.

Office Cabin Sizes and Layouts

Single cabins are built up to 2.4 × 6.0 m (8 × 20 ft). For more space, cabins are linked side by side to create larger offices with meeting rooms, reception areas and private offices.

Size Floor area Typical use Capacity
2.4 × 3.0 m (8 × 10 ft) approx. 7 m² Single office 1–2 people
2.4 × 6.0 m (8 × 20 ft) approx. 14 m² Site office 2–4 people
2 linked cabins approx. 29 m² Office and meeting room 4–6 people
3+ linked cabins 40 m² and above Multi-room office complex 6–10+ people

Fit-Out and Options

Every office cabin comes with LED lighting, sockets and a distribution board as standard. You can add air conditioning or heating, desks and shelving, internal partitions, a kitchenette or toilet, data cabling for computers and CCTV, security shutters and your own corporate colours and signage.

Buy Rather Than Hire

Hiring a portable office makes sense for a few weeks. For longer projects, or if you run several sites a year, buying usually costs less over the life of the cabin, and you can reuse it from site to site.

Advantages of a Karmod Office Cabin

  • Fast to set up: usually in use within 1–3 days of delivery.
  • Relocatable: moves between sites without structural damage.
  • Cost-effective: far less than the cost of traditional construction.
  • Built for the weather: handles wind, rain and cold all year round.
  • Flexible layouts: interiors adapted to your team size.
  • Low running costs: high insulation keeps energy use down.
  • Long service life: 15+ years with minimal maintenance.
  • Expandable: link more cabins as your team grows.

How to Choose the Right Office Cabin

Start with how many people will use the office and what else it needs to hold. As a rough guide, allow around 3–5 m² per person for desks and walkways, plus extra space for a meeting table, plan chest or kitchenette.

  • 1–2 people: a 10 ft (2.4 × 3.0 m) cabin is usually enough.
  • 2–4 people: a 20 ft (2.4 × 6.0 m) cabin gives room for desks and a small meeting area.
  • Teams of 5 or more: link two or more cabins for separate offices and a meeting room.

Not sure which size you need? Send us your team size and how you plan to use the space, and we will recommend a layout.

Office Cabin, Portable Cabin or Panel Cabin?

  • Office cabin: fully fitted out for office work, with desks, power and lighting ready to go.
  • Portable cabin: our economical container-style unit, ideal for simple site offices, factory offices and waiting areas.
  • Insulated panel cabin: built to almost any size from 1.1 × 1.1 m, ideal for small or awkward spaces.

Planning Your Site Office

A little preparation makes delivery quick and smooth:

  • Base: a level concrete slab or concrete pads. We supply the base dimensions with your order.
  • Access: room for a lorry and crane to reach the position of the cabin.
  • Power and data: a supply point close to the cabin, connected by a qualified electrician.
  • Permissions: check with your local planning authority whether consent is needed for your site.

Part of a Complete Site Setup

Many customers order their office together with other units from our range, so the whole site is supplied by one manufacturer with one point of contact from quote to installation. Tell us what your site needs and we will put together a single quote covering every unit.
